How does April define a new build property?

 

We define a new build as any property being sold for the first time on the open market in its current state. 

 

What's April's policy on builder deposits, cashbacks and incentives?

 

5% maximum. 

 

Offer validity period?

 

We'll issue offers with a 9 month validity period. 

 

Offer extension period?

 

We don't offer an extension period. 

 

Policy on escalating ground rent?

 

As per the Leasehold Reform Act 2022, creation of new leases is required to be on a peppercorn basis with no ongoing escalations, so this should be moot for new builds other than conversions. 

 

Maximum number of floors / lift policy for blocks of flats?

 

No more than 10 floors in a block and any flat on 5th floor or above must have a serviceable lift. 

 

What's April's policy for flats with commercial units on the ground floor?

 

We will consider any flat above a commercial unit.
